I just noticed on Dicon's FB page they are going to build a new LEED Certified Mid-rise building at 10th and Worthington (Pine)

There are a couple good infill sites along 10th Street where there are double vacant lots. I hope this trend continues!

Very cool, thanks for the update! Â I drove by there a while back and was amazed at the scale of construction on the site (they must have had that crawler crane idle at their yard because I don't see anything big enough to require it).
While it doesn't look like the historic structures in the area, I think this project is a good fit for the area. Â It's almost something I'd expect to see in Denver or Portland where old neighborhoods that were gutted over the past several decades have been infilled with tasteful modern structures alongside renovated turn-of-the-century buildings. Â The contrast even emphasizes the new interest in urban living and the revitalization of long-forgotten parts of our built landscape.
Overall, this seems to bode well for the growth of redevelopment in three directions from downtown/old market.

Yeah, like Seth mentioned, I think this is definitely just one more sign that Omaha is reaching a new level of maturity in its urban development.

Expensive, no doubt. Â But with amazing views of downtown from the rear apartments. Â I live downtown, and from my place, I watched the concrete elevator shafts go up, and can see the steel structure. Â Totally, unobstructive views of downtown.
Always a business-oriented city hungry for growth and focused on development with laser intensity, Omaha aimed high, reached for momentum and found critical mass.

A ±3500 sqft unit is listed at jLofts right now for $1.2 million. Property taxes alone on that are going to be $25,000 a year. Then add HOA. If you've got the resources to drop $1.2M on your home, you're probably going to realize your rate of return on most other investments is going to be higher than on a home in Omaha in 2012. Why pay 5% on a loan for a house that isn't going to appreciate when you can earn 5% elsewhere? Plus you're not responsible for maintenance of any kind. I can think of probably a dozen other smaller reasons to rent at that level. *
Then the real biggie: good luck unloading it when you're done with it. You're going to pay a real estate agent $60,000 to sell it.
That being said, I definitely agree that demographic around here is going to be limited.

How about take an existing properly zoned commercial building and put some money into that. Â First, no coffee shop will survive, which is why that hasn't happened. Â This is simply a person with more money than they know what to do with who wants a coffee shop in the building. Â It doesn't even comport with the brand new 10th St plan that the neighborhood worked on. Â That plan already added more commercial to the corridor than it need in the hopes that if the density of housing increased it would be warranted. Â Certainly the density has not increased yet. Â
Success in these types of corridors occurs when you can get a node or nodes of activity. Â When things get stuck wherever a particular owner wants them without regard to the big picture it usually ends up marginal or worse.
