Has anyone seen details for this project yet? I've been expecting a large apartment development, since the same LLC bought four lots on Harney, and two adjoining ones behind it on Dewey. It was a shame to see the old houses demolished (they were bigger and more ornate than the foursquare I'm restoring), but a two-story brick rowhouse-style building would fit in really well here. I'd expect the lots on Dewey would be parking. I'd hope they're lanscaped well to blend in with the street, though. I suppose it's possible they could front a smaller building on Dewey with parking in the middle, or a below-grade parking level too. I just hope it's not a college-campus apartment on stilts with parking underneath.

Nice! That will fit in really well with the rest of the single family homes. Going to be a heck of a lot better than the gravel wasted lot that is there now.

True, but the houses they demo'd were some pretty nice architecture. It was sad to see them go, but this is a good use for the site, and should help bring up the housing quality and density in this area.iamjacobm wrote:Nice! I'm really excited to see that they're incorporating well-designed underground parking. I had assumed they would just put a surface lot behind the building on the two lots that face Dewey. I can tell from the renderings if the new building uses all the lots between Harney and Dewey, or just those on Harney? If it doesn't use them too, I wonder what's planned there? The same developer owns it. I think it would be perfect for rowhouses, as would some of the other vacant lots in this area.

I could be wrong, but I was under the impression that those houses were land bank losses? Maybe it was in fact the developer.

Looking at Google street view, it looks like most of the houses torn down along Harney Street had been converted to multi-family at one time.

The Harney Street Apartments would rise on a half-acre piece of land at 3327 Harney St. Currently empty, the site until recently was occupied by four houses.
According to city planning records, applicants Jerry and Mark Torczon of 34 Harney LLC propose to redevelop the area into a 32-unit apartment building containing 18 efficiency units, eight one-bedroom units and six two-bedroom units.
Dave Fanslau of the City Planning Department described the project site as part of the urban core. He said a zoning change request that nudged the apartments forward should lead to a healthier neighborhood that includes residences and, to the north, the Mutual of Omaha campus.

3408 Dewey was demolished last year, but I haven't seen anything presented on that property yet.

I recently noticed a new sign up indicating this project is being financed by American National Bank, but there doesn't seem to be any real action. At this point, it's less than ideal to do earthwork and excavation, so maybe this will wait until Spring?

Drove by today and there was a CAT doing some earthwork. Nice to finally see some action here! Taking advantage of this nice weather.
I know it's not a huge project, but it's always nice to see some added density and give more people the daily opportunity to support the businesses that have invested in Midtown Crossing.

Thanks for the pic. Everytime I go past, it's past dark. Last night, it looked like they have the main excavation complete and rebar onsite. I bet we'll see foundations starting soon if the weather holds out.

Yeah, they've got what looks like most of the podium above the underground parking done. The project seems to be kind of start-and-stop, so I'm guessing some smaller contractors are using it as filler work among ones with more urgent schedules (the rain hasn't been nice for
I'm still interested in the plans for the south lots. Since it looks like the main project has self-contained parking, I think the second space would be great for rowhouses.

I'm not a fan of all of them, but being a fan of Victorian architecture, I can't argue it doesn't have precedent. Victorian, and even Craftsman-era residental buildings used differing colors and textures to add variety to the exterior. This stretch of Harney is such a dead zone, save the board game cafe. I wish there was a better way to develop a street (Farnam) without sacrificing the one next to it (Harney). I hope this livens it up a little bit.

As long as the residential development keeps up a pedestrian-friendly face to the street, I think Harney is going to be a nice stretch. The best urban neighborhoods are ones with a strong, vibrant commercial backbone, and residential areas spreading off on either side with decreasing density. High-density multi-unit housing fits this stretch very well, and fits with a lot of the existing housing stock between Harney and Leavenworth.frankt wrote:This stretch of Harney is such a dead zone, save the board game cafe. I wish it was more architecturally appealing, but it's a great fit functionally. I especially like that they didn't slap a big surface parking lot on one side. That's what kills an active walkable neighborhood, and why Harney feels so dead west of here.
