City Ventures is the company behind "The Corvina" project downtown. That project is about 200K SF so this one will be about half that size.Cindy Gonzalez OWH wrote:A multimillion-dollar complex with more than 100,000 square feet is to break ground near 60th Street and Northwest Radial. The site, about 2.5 acres, is to offer a mix of commercial and residential uses, said developer Chris Erickson of City Ventures. A bank now on that site will be razed, but the project is phased so that bank services will not be disrupted.

To the person that originally knew about this, do you know when renderings will be released or how many stories it will be?

I am not sure--I got a quick glance at some blueprints but it was just that. But I believe the buildings will be 4 stories each, and yes, buildings, as there will be 2 total. The bank one goes up first followed by another once the old bank is leveled.

Quick mention that they hope to break ground this summer.
Re: Benson Mixed-Use Project
Zoning changes moving forward.

The newest thing brewing in downtown Benson is a plan for a 99-unit apartment building above a bank and other businesses.
The $12 million to $15 million complex, which began its journey to official city approval this week, would rise at 60th Street and Northwest Radial Highway.
It would include a new branch office of Great Western Bank, replacing the current one next door at 6015 Northwest Radial.
Re: Benson Mixed-Use Project
Looks really good. HUGE improvement for that stretch.
Re: Benson Mixed-Use Project
People in this city are so freaking scared of change. Comments about Benson becoming MTC and that this doesn't fit and that there it's enough parking. Ugh.

Were you reading the Benson post on Facebook? Yeah, a lot of really stupid comments there.iamjacobm wrote:People in this city are so freaking scared of change. Comments about Benson becoming MTC and that this doesn't fit and that there it's enough parking. Ugh.
Re: Benson Mixed-Use Project
Yeah I knew they would be there and still looked. Really it is just a buddy of mine that has been hating on the idea of anything like this being built in Benson ever since I brought it up a couple months back. He loves every broken brick and loathes places like Krug and 1912 b/c of the "yuppies" . Basically he wanted it to be music venues and dives for eternity. I tried to explain that this is what happens when the "cool kids" start hanging out in an area. The rest of the people follow and it gets more expensive and nicer. It happened in the Old Market and it is happening in Benson.Linkin5 wrote:Were you reading the Benson post on Facebook? How many of these types of business districts are there left? Florence? Vinton?
OMA-->CHI-->NYC
Re: Benson Mixed-Use Project
Every one i can think of: Benson, Florence, N 24th, Dundee, S24th st, old town Bellevue, downtown Papillion/Ralston/LaVista/Millard/Elkorn. Didn't count Council Bluffs and considered everything from Midtown to Downtown as just urban Omaha

Re: Benson Mixed-Use Project
South 13th, Gifford Park, 40th and Hamilton are a couple more that come to mind. They aren't all on the same scale though.Garrett wrote:How many of these types of business districts are there left? Florence? Vinton?

I was thinking more along the lines of underdeveloped ones that would be the next gentrification hotspots, like Benson is now. It's approaching the last stages, and Blackstone happened very very quickly, so where are the hipsters going to turn next?S33 wrote:Every one i can think of: Benson, Florence, N 24th, Dundee, S24th st, old town Bellevue, downtown Papillion/Ralston/LaVista/Millard/Elkorn. Military between Hamilton and Grant. That area has some old storefronts along Military, similar to Benson, on a smaller scale. Also, Saddlecreek between 50th and NW Radial/ Hamilton, although it will take more new infill, since there are few good storefronts.Garrett wrote:I was thinking more along the lines of underdeveloped ones that would be the next gentrification hotspots, like Benson is now. Seeing Gifford Park be fully revitalized would be really great. Or 13th street, there's some really big potential there.
Re: Benson Mixed-Use Project
The neighborhood association along that stretch of Saddlecreek will never allow for any meaningful development. Remember when Slowdown wanted to build there and all they did was raise heck? I can't even imagine how that area would look now had that happened, with the Homy Inn, Sgt. Peffers, AND Slowdown. The Saddle Breek Bar might even still be there. I just hope they're all happy with the Ollie the Trolly shed they got instead. Oh, and the car washes, those are great too.

TIF in front of the Planning Board.
Re: Benson Mixed-Use Project
TIF request says 141 apartments, 10,800 SF of commercial space for the bank and a parking structure. $3,175,787 requested in TIF.

This would be a real shot in the arm to the downtown Benson area, and it may encourage future developments of a similar nature.iamjacobm wrote:TIF request says 141 apartments, 10,800 SF of commercial space for the bank and a parking structure. $3,175,787 requested in TIF.

TACKarchitects posted a picture with a lot of interesting renderings in it. One of them looks like this project.
Just need to find out some of those other interesting designs...

Ground breaking this Friday.
Also this project will allow 20 new on street parking spaces which will be helpful.

Nice.
Is that a Lamborghini parked in front of the rendering? What kind of neighborhood do they expect Benson to become?!

Re: Benson Mixed-Use Project
The sign says Benson House, I wonder if this really the name or will it be determined later?
I like the way that they set the building on the neighborhood street it really shows how well it will fit in.
I like the project ..... not crazy about the dark color only because after a few years they always look warped or faded.

Re: Benson Mixed-Use Project
How did this project grow 42% from 99 units to 141 units without being noticed?
The renderings do not look any different.
updated. two phases totaling 141 units. Phase 1 will be 99 units & phase II is 42.

Re: Benson Mixed-Use Project
Curious about this project I looked it up. I was very surprised to find that it is going to sit on a huge sea of concrete and faces the curve of a 6 lane highway on one side and a 4 lane intersection on the other. I guess I thought I knew more about the area. The guy on the bike in the rendering must be thinking about how to cross the street. I hope once the project is all in it will feel nicer to me but I think it is an odd location for a residential building.
Re: Benson Mixed-Use Project
There is a residential tower on this same intersection, it is not hard to cross this street as a pedestrian.vvindows10 wrote:Curious about this project I looked it up. How is demo going?
After seeing how slow the Corvina went up, I am worried this complex will be similarly plodding.

Re: Benson Mixed-Use Project
Putting real stone on the facade takes a heck of a lot longer than the panels that a lot of projects have.
Re: Benson Mixed-Use Project
Agreed, and further, I think the 6-lane highway will eventually be converted back down to 4 lanes, potentially with on-street parking. At six lanes today, it's completely overkill and likely has hurt business growth in the area.Linkin5 wrote:There is a residential tower on this same intersection, it is not hard to cross this street as a pedestrian.vvindows10 wrote:Curious about this project I looked it up. Perhaps the 6 lane highway should be changed to 4 lanes and a streetcar.riceweb wrote:Agreed, and further, I think the 6-lane highway will eventually be converted back down to 4 lanes, potentially with on-street parking. Re: Benson Mixed-Use Project
According to City Venture's website, the name of this project is "Benson Lights." Seems like it's time for a name change.
Also, does anyone have any construction updates on this project?
