Potential rents are getting up there with 1 beds ranging from $1190-1370 and the 2 beds for a premium $1970/month. It's
decent amount more than the Dizzy Mule up in Millwork Commons, which submitted TIF docs in April 2022, with 1 beds potentially starting at $1000, 2 beds at $1500, and 3 beds at $1750.

Millwork Commons is less hip than Leavenworth? Leavenworth is up and coming, but Millwork Commons is a being planned and built with a purpose to be hip. Hip being entirely subjective... Yes I'd say that Leavenworth is more hip. Field Club, it's trail, Turner Blvd Trail, MTC, Blackstone, Downtown, and the old market are all super close. So maybe a more "established hip".
Millwork Commons feels like it's up and coming to me. But a more yuppy hip vibe, with a couple of authentically cool things like Hot Shops sprinkled in.

Living by Leavenworth and driving on it daily I cant help but wonder whos paying 2k a month for a 2 bedroom? You could easily get a $250,000 house for that amount. Lets be honest Leavenworth is kind of divey, so if I was rening id expect a divey rent to go with my divey neighborhood 
Id like to see more condos and townhomes go up. Enough of the massive 5 over 1 apartments in midtown!!!!

Interesting that you bring that up, but Uptown District TIF plan, which includes several parcels that townhomes were developed on over the last several years, is pivoting to market rate rentals for the remaining phases. According to the developer, they are pivoting due to market changes. It's unfortunate, but with higher interest rates, the for sale market is slowly down considerably. I think the streetcar route will help push for sale condos/townhomes in the urban core, but for the time being, it's a 3/4/5 over 1 world out there.Mapguy wrote: Fri Sep 30, 2022 12:09 pm Id like to see more condos and townhomes go up. Thanks for the perspective. Millwork is still getting it's footing established, but it also benefits from proximity to North Downtown and the Riverfront. The Park Ave neighborhood is filled with lots of interesting multifamily housing. While I like the density, the design is very basic. Not horrendous, merely utilitarian. I just looked into the Triangle apartments and they have a 3 bed for around $2000/month, but 1 beds are about what this new development will charge. So, I guess this new projects rents are about right for the area.

Looks like an uglier version of spaces imo. Triangle isn't great, but much better than big, ugly box.

Pulled this guess out of my backside:
The retail portion on the first floor hasn't gone as planned and they were tired of dealing with it. Also property values are way up since they built it, so they decided to just take profit now to use for other things.

I do like it enough. I'm a little shocked the are sticking with only 4 stories though. It's not the hottest area, I'm sure. But I would expect it to support more.

Nothing earth-shattering, but again a great addition to the core.
Looking at the street view, it almost feels cavernous going down that street now, which is a good thing.
