This is why we should go on the offensive and merge with all the Dakota and Wyoming companies.

Heck, let’s just sweep up BNSF while we’re at it. It’s a Berkshire company, after all.

If Worn Buffett thinks that NS would be a better fit than CSX, he can afford to start a bidding war. Berkshire has enough money to buy NS six times over (and UP twice!).

If the OWH is any indication I don’t think we’ll be seeing Buffett look out for the health of his hometown.

Journalism, especially pulp, is dead; all the King's horses can't bring it back.
Rail will look different fifty years from now, like it looks different now than it did in 1975, before intermodal and unit coal ramped up. But it'll still be around.

So if BNSF gets NSC, I could see the HQ move to Atlanta. If Warren gets CSX, Omaha looks (slightly) more attractive than Jacksonville.

Fair point. CSX and NSC better hope someone does. The number of musical chairs is dwindling.

Never said it was coming back, but he essentially squeezed any equity out of it and sold it for parts. Which, cool, you’re a billionaire investor that’s what you do, but I would hope for a little better treatment than a parasite bleeding its host with your hometown newspaper.

On Grow Omaha Trenton suggested that if Union Pacific buys Norfolk Southern, the city should do a land swap with UP. The city gets the UP land by Millwork for the Union Omaha stadium and mixed-use development and UP gets 1416 Dodge for a another building to house the NS consolidation jobs that would relocate here.

The more difficult step would be trying to convince NS workers to relocate from Atlanta to Omaha.

They just moved from Norfolk, Virginia, to Atlanta, Georgia a few years ago.

The NS building itself is rather nondescript and surrounded by skyscrapers. Nothing special. On the other hand it's in Atlanta.

If UP still has that ~200,000 sqft of office space in their current building on the market, why would they build new? And I can’t imagine it would be too particularly huge either

I've asked 2 different UP employees (Who don't know each other and work in completely different departments) and both said the current HQ building is around 1/3rd empty.

If you think about it another way, it would be much easier to lease the 750,000 SF in Atlanta than the property here in Omaha.

UP has set up a website for the merger:
https://www.up-nstranscontinental.com/

Name:
Union Pacific wrote:What will the combined company be called? Will either Union Pacific or Norfolk Southern maintain their brand?
Upon the transaction’s closing, the combined company will be called Union Pacific and led by Union Pacific CEO Jim Vena.
Headquarters:
Union Pacific wrote:Where will the combined company be headquartered? What will happen to Norfolk Southern’s Atlanta, Georgia headquarters?
The combined company will be headquartered in Omaha, Nebraska. Atlanta, Georgia will continue to be a core location for the combined organization in the long-term with a focus on technology, operations and innovation, among other priorities.

New York Times article about the merger

Union Pacific to Buy Norfolk Southern in $85 Billion Railroad Deal

https://www.nytimes.com/2025/07/29/busi ... =url-share
New York Times wrote:Union Pacific, a freight rail giant, announced on Tuesday that it had reached an agreement to acquire Norfolk Southern, another large railroad, in a deal worth $85 billion.

The merger would create the United States’ first coast-to-coast rail network and span some 50,000 miles across 43 states. But the deal would put around two-fifths of rail freight in the hands of one company, raising fears that it would reduce competition in a crucial industry.

A friend of mine now is at Meta, but was an executive at Union Pacific. They said that if this acquisition is approved (they guess the STB will approve but that this could face a 24 month regulatory delay), it would be highly likely that Omaha would be the beneficiary over Atlanta as Omaha has a more centralized and significant operational hub and the Harriman Dispatching Center. Atlanta has a larger talent pool, but Omaha has a stronger industry-specific talent pool as well as lower costs of living and business. They thought, assuming approval, Atlanta would downsize but remain the technology/innovation hub while operations and corporate positions would consolidate in Omaha.

Claim Vs. Reality:

1. Preserve Union Jobs: Reality: Meh, they are going to do what they are going to do anyways. Could get worse if there is a negotiation shutdown.
2. Improved Service: Reality: Nope.

All interchange traffic is blocked at origin and steel wheeled at gateways anyways. PSR isn't going to suddenly switch and run unit trains of traffic into these small east coast terminals that can't handle them. Service isn't going to improve. In fact, it may get really poor as UP tries to figure out how to run the NS network which has hurdles not found on the western rails.

Railroad interests are protected by their lobbying efforts and stacking the deck in their favor with former employees at FRA and STB posts.

Vena was installed by activist investors. He is a Hunter Harrison protege who dreamed of putting this together. Not shocking news. UP, like many traditional companies has fallen victim to the Blackrock vultures.

What does it mean for Omaha? Probably some more jobs. But it isn't going to offset the thousands UP has cut over the past decade or so since Young-Koraleski left. UP is a small player in Omaha in 2025 compared with other employers.

"Norfolk Southern renews Atlanta HQ lease for five years amid merger proposal

Norfolk Southern is still committed to Atlanta. The railroad giant, which is looking to merge with Omaha-based rival Union Pacific to create the country's only coast-to-cast railroad network, will pay approximately $498.7 million for a five-year lease renewal at its corporate headquarters at 650 West Peachtree St. …"

While I'm surprised that the merged company isn't moving to Huntsville, I'm not surprised at this. Probably take longer to integrate the two companies.

Five more years takes us to 2031. If this merger becomes reality, closing would be 2027-28, right around the old UP HQ lot is no longer needed by the City for the streetcar construction. By then, I am hoping for some announcement regarding the old UP site that UP is purchasing from the City. Whatever they need to build there will start right away with a three year window to complete construction. They wind down operations in Atlanta during that same time and finish the move in 2031 in a, maybe, new HQ or expanded HQ.

Merger temporarily put on hold by regulators.

https://www.reuters.com/business/federa ... 26-05-28/
May 28 (Reuters) - The U.S. Surface Transportation Board said on Thursday it has paused the review of railroad operators Union Pacific (UNP.N), opens new tab and Norfolk Southern's (NSC.N), opens new tab $85 billion merger application, while it seeks ‌more information from the companies.

Shares of Union Pacific fell 4.2%, and those of Norfolk dropped 5.4%.

The companies' merger application has been accepted, but proceedings, including the environmental review, have been put on hold, the STB said. The board has exclusive jurisdiction over railroad mergers.
